Moisture resistance. Every time someone showers, the bathroom fills with steam. That moisture works its way into wall surfaces and behind paint film. Paint formulated without moisture resistance will begin to blister, peel, or bubble — sometimes within months. We use paints specifically engineered for high-humidity environments.

Mold and mildew inhibitors. Northern Virginia’s summers are genuinely humid, and that humidity finds its way into every room of the house — especially bathrooms. Quality bathroom paints include mold and mildew inhibiting compounds that help resist biological growth on painted surfaces.

Finish selection. Flat paint has no place in a bathroom. We use satin or semi-gloss finishes, which have enough sheen to resist moisture penetration and can be wiped down easily. Satin is common on walls, semi-gloss on trim, doors, and ceilings where moisture exposure is highest.

Proper ventilation consideration. If a bathroom doesn’t have adequate ventilation — either a functioning exhaust fan or at minimum a window — the best paint in the world will eventually fail. We flag these situations during our estimate, because solving the paint problem without addressing the ventilation situation means the problem will return.

Surface Preparation: The Foundation of a Lasting Finish

In bathrooms more than any other room, surface preparation determines how long the paint job lasts. We take this seriously.

First, we assess the existing surface. In bathrooms that have had moisture issues, we often find peeling paint, surface mold, or areas where previous coats haven’t adhered well. All of this needs to be addressed before new paint goes on.

Peeling paint is removed — either by sanding, scraping it back to a sound surface, or, in severe cases, skim-coating to restore a clean substrate. We don’t paint over problems; we fix them.

Surfaces are then sanded lightly for adhesion, and we apply a primer appropriate for the surface type and conditions. In bathrooms, this often means a moisture-blocking or stain-sealing primer, particularly on surfaces that have shown any water staining.

Small Space, High Precision

Bathrooms are compact — typically one of the smallest rooms in the house — but they’re full of obstacles. Vanities, mirrors, light fixtures, toilet tanks, towel bars, shower surrounds, and tile all require careful masking and precise cut-in work. The area of paintable wall in a typical bathroom is surprisingly small, which means every bit of it is visible and the precision of every edge matters.

We work methodically. Fixtures and surfaces we’re not painting are masked and protected. We cut in around every edge carefully before rolling, and we give ceilings and walls their appropriate separate treatment — a bathroom ceiling especially benefits from being painted with a flat mold-resistant ceiling paint, separate from the walls.

In master bathrooms in larger homes in communities like McLean, Reston, or Leesburg, we may be working with more complex layouts — double vanities, separate shower enclosures, tile wainscoting, or even painted built-ins. We scale our approach to the complexity of the space.
