Make Your New Home Yours — Before You Move the Furniture In
Northern Virginia has been one of the fastest-growing regions in the country for more than a decade. New communities are rising across Prince William and Loudoun counties — in Gainesville, Ashburn, South Riding, Bristow, Haymarket, and beyond — as buyers seek more space, newer schools, and access to the I-66 and Route 29 corridors. With all of that new construction comes a very common situation: a beautiful home with walls the color of plain white paper.
Builder-grade paint is one of the most consistent features of new construction, and not in a flattering way. Builders use flat-finish, single-coat paint because it’s fast and inexpensive to apply. It covers drywall adequately, satisfies code, and photographs fine for listings. But it doesn’t reflect the personality of the people moving in, and it doesn’t hold up particularly well once a family starts living in the space.
At Edwards Enterprises Custom Painting & Repair, we’ve been helping new homeowners across Northern Virginia transform builder-grade walls into spaces that actually feel like home since 1997. Painting before the furniture goes in — before the wall art is hung and the rugs are laid down — is one of the best decisions a new homeowner can make. And we’re here to make that process simple.
What Makes New Home Painting Different
Painting a newly built or newly purchased home has its own set of considerations that differ from a standard residential repaint.
Starting from a Blank Canvas
In many ways, painting a new home is easier than repainting an older one — there’s no existing color to cover, no wallpaper to deal with, and fewer surface imperfections. But new construction introduces its own prep requirements. Drywall mud leaves dust on surfaces. Caulk lines along trim and windows need to be filled and smoothed. Minor dings and divots from the construction process need addressing before paint goes on.
We handle all of this as part of our standard process. Surface preparation isn’t a separate line item — it’s part of what professional painting means.
Getting the Color Right the First Time
One of the biggest advantages of painting before moving in is having the space completely empty and accessible. You can see how light moves through each room at different times of day. You can hold paint swatches against the actual walls without furniture or décor creating visual interference. And you can make decisions about color flow — how the palette transitions from room to room — without the constraint of existing furnishings.
We help homeowners think through these decisions. We’re not interior designers, but nearly 30 years of painting homes across Northern Virginia has given us a practical perspective on what works in real spaces under real lighting conditions. We’ll share what we’ve seen and give our honest take.
Sheen Selection Matters
One of the less obvious decisions in any paint project is sheen level — and it matters a great deal in a new home where everything is being done fresh. Flat paint on walls looks beautiful but marks easily and is difficult to clean, making it better suited to low-traffic bedrooms or formal spaces. Eggshell and satin finishes offer a slight sheen that wipes clean and holds up to regular contact, making them ideal for living rooms, hallways, kitchens, and children’s rooms. Semi-gloss is the standard choice for trim, doors, and window frames because it holds up to frequent touching and reflects light to define architectural details.
We help new homeowners select the right sheen for each surface — not just the right color — so the paint not only looks good on day one but continues to look good for years.
Serving New Construction Communities Across Northern Virginia
We work regularly in the communities where new construction is most active, including:
Gainesville and Haymarket — along the Route 29 and I-66 corridor in Prince William County, where new single-family neighborhoods continue to expand.
Ashburn and South Riding — in Loudoun County, where large planned communities have brought thousands of new homes over the past decade.
Bristow and Nokesville — growing communities in the southern part of Prince William County, popular for their mix of larger lots and newer construction.
Chantilly and South Riding — straddling the Fairfax-Loudoun border, with ongoing residential development and a mix of townhome and single-family construction.
We also serve established communities where homeowners are moving into previously owned homes and want to refresh the space before settling in — including Centreville, Woodbridge, Manassas, Herndon, Reston, and throughout the broader Northern Virginia service area.
The Best Time to Paint a New Home
The optimal window for new home painting is between closing and move-in — ideally after flooring is complete (so you have the final baseboard and trim lines in place) but before furniture is moved in. An empty home is the ideal environment for a painter: full access to every wall, no furniture to work around, and no risk of drips on your belongings.
That said, life doesn’t always cooperate with ideal timelines. If you’ve already moved in and want to update the builder paint, we can absolutely work around your schedule and your furnishings. We’ll protect everything properly and work through the space methodically.
Beyond the Walls: Trim, Ceilings, and More
Many new homeowners focus on wall color first, but new home painting often extends to other surfaces as well. Trim and doors can be upgraded from builder-grade flat white to a brighter, harder-wearing semi-gloss that defines architectural detail and ages better. Ceilings in new construction often have minor texture inconsistencies that a fresh coat of ceiling white can minimize. Garage floors are another common addition — a concrete floor coating or paint dramatically improves the look and cleanability of an unfinished garage.
We handle all of these surfaces, and we’re happy to discuss which are worth prioritizing during your estimate walkthrough.
