Wallpaper Removal: Getting Northern Virginia Walls Paint-Ready

Wallpaper was enormously popular through the 1970s, 1980s, and into the 1990s — and a significant number of Northern Virginia homes built during those decades still have it. Dining rooms with floral borders. Bathrooms with country-stripe patterns. Hallways with color schemes that were fashionable in 1988 and have been waiting ever since for someone to deal with them.

Many homeowners put off wallpaper removal because they’ve heard — or experienced firsthand — how difficult and destructive the process can be. Done improperly, wallpaper removal tears the face of the drywall and leaves a scarred, absorbent wall surface that takes significant repair to get right. Done correctly, with the right tools, solutions, and patience, wallpaper can be removed cleanly, the walls can be properly repaired and skim coated, and the result is a smooth, fresh surface ready for a beautiful painted finish.

At Edwards Enterprises Custom Painting, we’ve been removing wallpaper and repairing walls in Northern Virginia homes since 1997. We understand the challenges specific to the homes in this region, we take the work seriously, and we see the project through from removal to primed, painted walls.

Why Wallpaper Removal Is More Complex Than It Looks

To understand why wallpaper removal takes expertise, it helps to understand how wallpaper was installed and what’s happening at the wall surface.

The Substrate Problem

In homes from the 1980s and 1990s — and even many from the 1970s — wallpaper was frequently applied directly over unprimed drywall. The drywall was hung, and the wallpaper went up before any primer or sealer was applied to the surface. This means the wallpaper adhesive bonded directly to the paper face of the drywall.

When that wallpaper is removed, even with the best technique, sections of the drywall’s paper face come away with it. The exposed drywall gypsum underneath is powdery and highly absorbent — it won’t take paint evenly without repair, and paint applied directly over it will raise the texture of the gypsum and look splotchy no matter how many coats are applied.

Multiple Layers

It’s not uncommon in Northern Virginia’s older homes to find two or even three layers of wallpaper — original 1970s paper, then a layer added in the 1980s over the first, and sometimes a third application in the 1990s. Each additional layer adds complexity to removal. The layers have different adhesives, different degrees of adhesion, and may require different techniques to release properly.

Adhesive Residue

Even after the paper itself is removed, adhesive residue remains on the wall. This residue, if not properly cleaned off, will show through paint as glossy patches and interfere with paint adhesion. Identifying and removing all adhesive residue is a critical but often overlooked step.

Our Wallpaper Removal Process

We follow a disciplined, methodical process that prioritizes protecting the wall surface while removing the paper as completely and cleanly as possible.

Initial Assessment

During our estimate visit, we assess the wallpaper — how many layers there are, what type of paper it is (vinyl-coated papers release differently than paper-faced wallpapers), and what’s behind it. We check edges, seams, and any areas where the paper has already peeled or been disturbed. This assessment directly informs our approach and our estimate.

Scoring

We use a scoring tool to perforate the face of the paper, allowing moisture and chemical solution to penetrate through to the adhesive layer beneath. Scoring is done carefully — aggressive scoring can gouge the drywall below. The goal is enough penetration for solution to work without damaging the substrate.

Steaming and Chemical Solutions

We use a combination of steam and appropriate chemical wallpaper remover solutions, depending on the paper type and the adhesive condition. Steam is highly effective for releasing stubborn adhesive, especially on older papers. Chemical solutions work by softening the adhesive so it releases from the wall.

We work in manageable sections, keeping the paper wet long enough for the adhesive to release fully before pulling. Patience here is what protects the drywall. Trying to pull paper before the adhesive has released is what causes the most damage.

Careful Removal

We remove the paper carefully — peeling at a low angle, working slowly, and re-applying solution anywhere resistance is felt. The goal is to lift the paper without tearing the drywall face beneath.

Adhesive Cleanup

After the paper is removed, we wash the walls with a cleaning solution to remove all remaining adhesive residue. This step is non-negotiable. Adhesive residue left on the wall will compromise the finished paint job.

Wall Repair and Skim Coating

Even with careful removal, wallpaper projects in Northern Virginia’s older homes typically require some degree of wall repair. The extent depends on the original installation, the substrate condition, and how many layers were present.

Spot Patching

Minor gouges, dings, and small areas of torn drywall face are addressed with joint compound, feathered out, sanded smooth, and sealed with primer before painting. Spot patching is appropriate when damage is isolated and the overall wall surface is reasonably sound.

Skim Coating

When the overall wall surface has significant inconsistencies — widespread adhesive residue, torn drywall facing over large areas, uneven texture from previous applications — skim coating is the right approach. Skim coating involves applying a thin, consistent layer of joint compound across the entire wall surface (or the affected section), allowing it to dry, sanding smooth, and applying a second coat as needed. The result is a truly flat, even wall surface that accepts paint beautifully.

Skim coating is labor-intensive and adds to the project scope, but it’s often the difference between walls that look professionally painted and walls that look like something used to be on them. We’ll give you an honest assessment of what your walls need during our estimate visit.

The Final Step: Primer and Paint

After wallpaper removal and wall repair, proper priming is essential before any finish coats are applied. The repaired wall surfaces — especially skim-coated areas — are thirsty and will absorb paint unevenly without a priming step. We apply a high-quality primer-sealer designed for previously wallpapered walls, which seals the surface and provides consistent paint absorption across the wall.

With walls properly primed, the finish painting — in whatever colors the homeowner has chosen — goes on smoothly and evenly. The result is walls that look fresh, flat, and genuinely new.

Northern Virginia Homes We Commonly Work In

Northern Virginia’s housing stock is particularly rich in candidates for wallpaper removal. Communities like Fairfax, Springfield, Burke, Woodbridge, Dale City, Centreville, Herndon, and Manassas have dense concentrations of homes built between the late 1970s and mid-1990s — exactly the era when wallpaper was at peak popularity.

Dining rooms are the most common target — formal dining rooms in colonial-style homes throughout Prince William and Fairfax Counties were almost universally wallpapered during that era. Bathrooms are close behind. Primary bedrooms, hallways, and kitchens with border wallpaper are also frequent projects.

We also work on older homes in Annandale, Alexandria, and Clifton where wallpaper may date back to the 1960s or earlier — a different challenge that requires careful assessment.

Thinking About Tackling That Wallpaper?

If you’ve been living with dated wallpaper and wondering whether removal is worth the disruption, the answer is almost always yes — and the disruption is manageable when the work is done by experienced hands. Edwards Enterprises Custom Painting serves homeowners throughout Northern Virginia and the DC Metro area.
